Advantages Of Buying a House For Sale By Owner

Does it pay to buy a house for sale by owner? We believe so, and here are five reasons to consider looking for such listings.

You’re going to find that when you’re buying a home, it’s almost a game of cat and mouse where you’re both sort of trying to outwit one another.  One of the facets of this is that you’re going to find it means that you have to actually look for the best opportunity in your favor.  As a buyer, you want to look for house for sale by owner options, because they present the best opportunity when you can actually find them.  That’s because you have more bargaining power, and just more overall power to save money, or to actually get a good deal on the house in question.  There are a few things that you’re going to want to look at here however, so you have to make sure that you’re prepared.

When you find that you’re ready to buy a house for sale by owner, you’re going to discover that the process is a bit different considering that you’re not going through an actual real estate agent.  That means the places that you go to look, as well as how you negotiate the closing of the deal, etc are all going to be quite a bit different this time around.  But this can work to your advantage, and in all actuality, houses for sale like these are much more favorable than almost any other deal you find on the market:

1) What is a house for sale by owner?

This is a home that is not put up in the traditional way, but rather they are put up for sale by the owner themselves.  That means the owner handles everything to do with the home, from things like putting it up for sale, listing, negotiations, literally everything.  So there is no need to work with the actual real estate agent ever, and you’ll find that you’re only going to be dealing with the owner directly most of the time, which can be an extremely good thing.

2) In most cases this really opens up your opportunity to negotiate.

The biggest major advantage when you decide to buy a house for sale by owner, is that you get to negotiate the price with someone face to face, instead of doing so with a real estate agent.  Plus you also get to make sure that you’re talking to someone that’s just selling the house to fill their own pockets, they’re not actually a business person, and probably aren’t extremely experienced in selling anyways.  You’ll find this is great, because typically you can talk them way down in the price of the sale.

But you want to be sure that you’ve done your homework, and that means having the house appraised, and you also want to look at the values in that neighborhood.  Depending upon how values are going, especially if they are falling, then you can find that you can usually talk them way down considering the future outlook of your investment.  This can be a massive bonus in the long run, and is going to lead to tons of savings if you play your cards right.

3) No closing costs.

Another massive bonus is that most of the time you don’t face any closing costs.  Most of closing a home is cost attributed to the real estate agent, credit checks, etc.  But when you can buy a house this way, then you can be sure that you’re only paying the person out of pocket in the first place, meaning more savings in the end for you and that’s a massive bonus any time.

4) Many owners throw in tons of bonuses.

You’re also going to find that in a lot of instances of house for sale by owner listings, they will throw in bonuses to attract prospective buyers.  That can mean free house insurance options, and other types of great bonuses they are willing to kick in for you as a result of having no closing cost or annoyance. These are always something to look for, and can be great motivation to buy in the first place.

5) Finding listings.

However, when you’re looking for houses for sale of this type, it’s not always easy to find them because they are not for sale through traditional means. Instead you’re going to have to look for house for sale by owner options on sites like Craigslist.com or even through classified newspaper ads.  Usually owners can’t get their listings on major sites without putting out a massive amount of money, which is not something somebody wants to do at first.  But through these two mediums you should be able to find a few listings at least somewhere close to where you want to buy.
